Greensboro, NC Real Estate Home Report:

The following Greensboro, NC housing data was retrieved from the Triad MLS on October 6, 2009 and focuses on Greensboro, NC Single Family Real Estate Home Sales in September 2009. 

Active Homes for Sale:

The number of Greensboro Single Family homes for sale:  2,303

Median Price: $170,000

Average DOM (Days on Market):    167             

Comments:  The number of active homes for sale is down 9% compared to September 2008 and is down 2% compared to August 2009.  Even thouh the inventory is down nearly to a double digit percentage, the number of homes closing(see below) is much lower.

The number Greensboro Single Family Homes listed for sale (new listings) in September 2009:   379

  • The month before (August 2009):   369      
  • Last year (September 2008):       427              

Comments:  The number of homes newly listed has dropped when compared to September 2008 by 11% but has increased by 2.7% compared to August 2009. 

Pending Homes for Sale:

The number of Greensboro Single Family Homes under contract:  198

  • Previous Month (August 2009):       208   
  • Last Year (September 2008):            209     

Comments:  The number of homes that went under contract in Greensboro, NC decreased by 5% when compared to September 2008 and also when compared to August 2009.  This is a critical number to watch as it will determine what is going to happen in the next 30 to 90 days.  This is not good news as the fourth quarter of last year saw home sales go to historic lows.

Homes Sold:

The number of Greensboro Single Family Homes sold:  164

Median Sold Price:                                    $154,200

Average Days on Market:                            92    

  • Homes Sold Previous Month (August 2009):   176              
  • Homes Sold Last Year (September 2008):       212                   

Comments:  The number of Greensboro homes closing is down 23% compared to September 2008 but is down by 7% compared to August 2009.  This number means that 7% of homes are making it to closing or 7 out of 100 homes.  Year to date numbers for Guilford County have unit sales down 28% compared to 2008.
