Good News in the Greensboro, NC Real Estate Market Report!

Every month, I put together these market reports for Greensboro, NC and also five of the neighborhoods around Greensboro.  This month, we have seen some real improvement in the numbers, especially with our number of homes under contract.

Active Homes for Sale: 2,464

Median Price: $168,902

Average DOM (Days on Market): 144

Comments: The number of active homes for sale is down 6% compared to October 2008 and is up 1.4% compared to October 2009.

Pending Homes for Sale: 232

Previous Month (September 2009): 194

Last Year (October 2008): 143

Comments: The number of homes that went under contract in Greensboro, NC jumped by 62% when compared to October 2008 and also increased 20% compared to September 2009. This is a critical number to watch as it will determine what is going to happen in the next 30 to 90 days. Looking back two years, homes under contract are also up 8% compared to October 2007.

The number of Greensboro Single Family Homes sold: 168

Median Sold Price: $144,750

Average Days on Market: 91

Homes Sold Previous Month (September 2009): 184

Homes Sold Last Year (October 2008): 197

Comments: The number of Greensboro homes closing is down 15% compared to October 2008 and is down by 9% compared to September 2009. This number will likely increase next month because of the increase in the number of homes currently under contract. Looking back 2 years to October 2007, the number of homes sold is down 16%.

All data is retrieved from the Triad MLS on November 9, 2009 and focuses on Greensboro, NC Single Family Real Estate for October 2009.

Also, Andy.. I don't know what happened but do remove (if possible) comments #2 to 28...some kind of glitch..?
