Homes Sold in Greensboro, NC Increase 53%!

Homes sold in Greensboro, NC has increased by 53% compared to the same month last year.  Every month, I put together these real estate market reports for Greensboro, NC and this month, we have seen some real improvements in the data, especially homes sold. This was anticipated because homes under contract was up significantly last month.  But before we get too exuberant, let's look closely at all of the data.  The following Greensboro, NC housing data was retrieved from the Triad MLS on December 7, 2009 and focuses on Greensboro, NC Single Family Real Estate Home Sales in November 2009. 

Active Homes for Sale:

The number of Greensboro Single Family homes for sale:  2,328

Median Price: $165,378

Average DOM (Days on Market):  154              

Comments:  The number of active homes for sale is down 8% compared to November 2008 and is down 6% compared to October 2009.  Compared to November 2007, the number of active homes is down 10%.  The inventory of homes for sale is getting close to 2007 numbers.

The number Greensboro Single Family Homes listed for sale (new listings) in November 2009:   282

  • The month before (October 2009):   432      
  • Last year (November 2008):       260              

Comments:  The number of homes newly listed has increased by 8% compared to November 2008 but has decreased by 34% compared to October 2009. In November 2007, 358 homes were listed for sale which makes is a decrease of 20% compared to November 2009.

 Pending Homes for Sale:

The number of Greensboro Single Family Homes under contract:  136

  • Previous Month (October 2009):       136   
  • Last Year (November 2008):            119     

Comments:  The number of homes that went under contract in Greensboro, NC increased by 14% when compared to November 2008 but decreased 40% compared to October 2009.  This is a number we will continue to monitor closely.  Even if other data looks promising, this figure is critical as it will indicate what is going to happen during the next 30-90 days.    This number is still 22% less than the 178 units that went under contract in November 2007.


Though the sales numbers look great compared to the same time last year, our market is far from out of the woods.  We still only have 8 out of every 100 homes making it to the closing table.  With the tax credits extended for first time and now move up buyers, we will see how strong 2010 will begin.

The number of Greensboro Single Family Homes sold:  174

Median Sold Price:                                    $156,000

Average Days on Market:                            83   

  • Homes Sold Previous Month (October 2009):   194             
  • Homes Sold Last Year (November 2008):       114                   

Comments:  The number of Greensboro homes closing has jumped by 53% compared to November 2008 but is down 10% compared to October 2009.   Compared to November 2007, our numbers are down only 2%, which means we are getting closer to the market we were in 2 years ago.  However,  we have some catching up to do.  Total units sold in 2009 in Guilford County is down 22% year-to-date compared to 2008 year-to-date figures.
