Greensboro, NC Real Estate Home Report:

The following Greensboro, NC housing data was retrieved from the Triad MLS on August 5, 2010 and focuses on Greensboro, NC Single Family Real Estate Home Sales in July 2010. 

Overall, Greensboro real estate continues to show improvement.  The homes under contract have increased for the last two months, which is great news.  After the end of the Federal Tax Incentives for new and existing homeowners, we weren't sure of the impact on pending home sales.  Although the number of homes sold has fallen since last year and last month, that was expected because so many buyers rushed to close before the end of the tax credits.  On the plus side, interest rates continue to remain at all-time lows.  Current market conditions and low interest rates present a great opportunity for home buyers!  Check out the data below for all the details:     

Active Homes for Sale:

The number of Greensboro Single Family homes for sale:  2,579

Median Price: $164,900

Average DOM (Days on Market):  138

Comments:  The number of active homes for sale is up 2% compared to July 2009 and is down 2% compared to June 2010.

Comments:  The number of homes newly listed has decreased by 5% compared to June 2010 and has decreased by 1% compared to July 2009.

Pending Homes for Sale:

The number of Greensboro Single Family Homes under contract:  189

  • Previous Month (June 2010):       164
  • Last Year (July 2009):            187

Comments:  The number of homes that went under contract in Greensboro, NC has increased by 15% when compared to June 2010 and has increased by 1% when compared to June 2009.

The number of Greensboro Single Family Homes sold:  132

Median Sold Price:                                    $144,908

Average Days on Market:                            91

  • Homes Sold Previous Month (June 2010):   286
  • Homes Sold Last Year (July 2009):       214

Comments:  The number of homes closing this month decreased by 51% compared to June 2010 and has decreased by 38% compared to July 2009.  This was expected because of the end of the tax credits.  Hopefully, the under contract homes will help this number increase next month.
