The Greensboro Home Market Report for this month requires some scrutiny. Usually in these monthly market reports, I compare trends over a one year period. However, because of the Federal Home Buyers Tax Credit, which provided up to $8,000 to buyers who had homes under contract by April 30, 2010, there was a large spike in homes under contract and homes sold during the first part of 2010. Therefore, when comparing April 2011 to April 2010, there was significant drop in the number of homes in Greensboro under contract and the number of homes in Greensboro sold. However, it is more telling to look at trends over two years to get a more accurate idea of the current market situation. When you compare April 2009 to April 2011, the under contracts actually increased and the number of homes sold is down slightly. Check out the details below.
